Choosing an independent builder for your new build can be incredibly over whelming, so its important to pick a good one! They’ll be your go-to, your project manager, the team leader of your build, and if you pick a not-so-good-one, it can lead to a lot of stress and disappointment. Picking a builder you trust can be tricky, as this needs to happen early in the build process– perhaps even before plans have been done. Luckily, we have been round the block a fair few times when it comes to new builds and renovations. Here are our top tips on selecting an independent builder/project manager that is right for you:
Quality is KEY!
This first one might sound silly-but its true. Pick a builder that does good quality work! Ask to see any previous builds, ask for references, ask about materials that are used. The last thing you need is someone who is going to cut corners. A good builder should pride themselves on quality workmanship.
The Right Experience
Make sure that the builder is capable of the complexities of your build. Again, ask to see previous work! Can the builder provide the calibre of work that you are looking for? A builder with good experience will have a much better handle on timeline, budget and a capability to deliver exactly what you are asking for.
Trust
Meet with builders to see who you ‘click’ with! Make a match!! You don’t need to be best mates with your builder, but you need to be able to establish a good working relationship where good communication and trust is key! Ask the hard questions– do they take the time to explain the details to you? Not every builder will be right for you, so trust your gut instinct.
Research
Check all the different things you can think of, is your builder qualified? Are they a licenced building practitioner? Are they apart of a certified builders association? Its also important to ask the builder for references– these may be past clients, architects, or subcontractors. Ask these people about their experiences.
Price
Build to your budget, and ask the builder where things can be made more cost efficient on the plans, there are usually options! There is a bit of stigma about independent builders not being able to give you an accurate build cost– this is absolutely untrue! An experienced quality builder should be able to give you a pretty accurate price. Don’t skimp on the quality as it will come back to bite you! A good builder is going to put more time, effort and attention into your home, and their cost should reflect this.
